Why is my Kia Niro's gas mileage lower than advertised?

I recently bought a Kia Niro and was drawn to its advertised gas mileage of 50 mpg. However, I have noticed that my actual gas mileage is only around 40 mpg. Is this normal? What could be causing this discrepancy?
